Property coverage

Home insurance.

The number that matters is not the market value of your house. It is what it would cost to rebuild it.

What it covers

The parts worth getting right.

  • Dwelling, detached structures and contents
  • Personal liability, at home and away from it
  • Additional living expenses if you are put out of the house
  • Sewer backup and overland water, added deliberately

Commonly missed

Rebuild cost is not purchase price. Construction costs have moved a long way, and a policy written five years ago is often short.

Worth knowing

Your policy pays to rebuild, not to re-buy. Those two numbers have moved a long way apart.

Common questions

Asked most about this.

Why is my rebuild cost higher than what I paid?

Because it prices materials and labour today, and excludes the land. Construction costs have risen sharply while purchase prices moved differently.

Should I claim for something small?

Often not. A small claim can cost more in future premium than it pays out, and we will tell you honestly which side of that line you are on.
